As a non correlated asset class, films and film finance has outperformed every non correlated asset class in the world if you look at the more than $6 billion dollars poured into motion picture finance deals in the last 3 years, the IRR across the spectrum for both studios and independents are resilient to global economic declines in other industries.

When defense contractor Honeywell, New York Hedge Fund Elliot Associates, and Dune Capital invested more than a combined total of more than a billion dollars towards several different film funds, many pension funds, private banks, hedge fund managers, private equity groups, and high net worth investors and family offices started to follow suit enter the movie business.

As investors have become more concerned about their risk-adjusted returns, especially in bearish market environments, interest in alternative investment strategies gained momentum.

By investing in alternative investments, a portfolio manager or a given investor aims at obtaining performance from the relationships between securities. A non-correlated asset class behaves independently from other securities composing a portfolio. Such investment vehicles allow investors to hedge the risk that an asset falls in value and avoid any snowball effects. One of the main benefits of alternative investment strategies lies in the fact they minimize downside risk.

When educated about properly structuring leveraged film finance which may also include U.S. and international tax incentives to minimize the risk many private bankers, sovereign wealth funds, high net worth investors, family offices, and pension plans know that they are not gambling on one film hoping to win a film festival. When a company is looking to finance 10, 20, 40,50, 75 films there is more than just upside on revenues from each one but a final exit strategy after 5-7 years that can bring 300-400% returns on capital invested.

Film, Entertainment, Media, And Hollywood in general seems to be thriving and immune from economic woes. If you look at the theatrical box office receipts and DVD growth of recent films, including ‘Slumdog Millionaire’ or “Twilight” which had zero movie stars, the ROI on these and numerous other films exceed the ROI and revenues of auto manufacturers, real estate, stocks, mutual funds, etc. Primarily because a well made film is not a local commodity that is just bough and sold once but a global one that has revenue potential from more than 50 countries and medias including theatrical, cable, tv, satellite, airline, DVD, and the huge explosion of Video on Demand.

While some private equity outfits may balk at the notion that Hollywood is safe this country was built based on blue chip industries and for the retail investors, Wall Street and Real Estate was the path to go. Well, when retail investors as well as institutional investors are transitioning from brick and mortar investments to the film business, the underlying factor is ‘why’?”

This is partly because many borrowers choose to pre-pay their loans as they upgrade their homes. Pre-paying loans when you choose to relocate is expensive. Part of this expenditure can be avoided if you accelerate your repayments by pre-paying only in small parts, which is allowed by most lenders.

Making a case of early repayment is a hard choice. First, you should not be an overleveraged borrower. You should have spare cash for disciplined investment. And then, you may have to cut down on your lifestyle for the first few years if you have to dole out additional money. But if you want to pay off your home loan quicker, then you have to follow certain steps.

Do a SIP or an RD (Recurring Deposit)

This is a disciplined form of investing your surplus cash that you have at your disposal. The thought is to build a sizeable corpus over a period of time which could be a function of your income and requirement. You could open a recurring deposit (RD) with a bank or a post office.

In the case of banks, you can earn a return of around 6%, but you have the flexibility in choosing the tenure of the RD. The post office, on the other hand, offers 8% on RDs, but they come with a lock-in of 5 years.

Alternatively, you could look at SIPs in debt funds if you are looking at a term of 3-4 years. For anything beyond 5 years, you could look at SIPs in equity-oriented mutual funds. “Unlike an RD, a borrower can stop his SIP half-way if he is unable to cough up money. But you should strictly look at SIPs on debt products and liquid plus categories,” clarifies Suresh Sadagopan, certified financial planner.

Look at simple exit instruments

It’s crucial to lock into instruments with simple exit clause. Liquid funds and liquid plus funds can come in handy to park your small-term gains, and you will earn a return of 4.5-5%. These instruments offer twin benefits of liquidity and returns.

Earmark a part of your bonus

You could earmark a certain part of your bonus or the entire bonus for partly prepaying the housing loan. This would bring down your principal amount and bring down the interest costs significantly. But, use the entire bonus towards the home loan repayment only after meeting the expenses and investment needs for long-term financial goals. The logic is that home loan is a excellent debt because it’s used in making an asset, plus you get tax benefits on the loan.

Stepping up you EMI

Pay one EMI before schedule

“Usually there is a month gap between the loan disbursement and the first EMI. Any payment you make in this period is directed towards principal payment and reduces the overall interest cost,” says Amar Pandit, a certified financial planner.

Scheme that suits your need

If you are clear about settling dues at the earliest, then look for a scheme that allows maximum part-prepayments in a given year. For instance, some banks allow such payments once a year whereas some banks allow such payments 3-4 times a year, subject to an overall ceiling of 25% of the outstanding amount. Similarly, many banks offer home saver loans in which you have to pay interest only on the utilised amount rather than the entire disbursed amount.

In such loans, a current account is linked to the loan account. For example, if you maintain a balance of Rs 10 lakh in the current account, you have to pay interest on Rs 30 lakh even if the actual loan amount is Rs 40 lakh. You can keep stepping up this balance in the current account and withdraw it whenever in need of money. The home loan interest rates is adjusted accordingly.

We’re all going through an uncertain economic period and one that looks set to continue for a while yet. Whilst the recession has caused prices to drop, businesses to go bust and huge levels of funding from government, other commodities have boomed such as oil and food, causing other spending on luxury items to dramatically slow down.

The demand in oil came from a rise in the world economy which has been growing steadily this century, especially in China and India. In these countries living standards have improved with ownership of vehicles, domestic heating and improved public transport. The food boom developed in a similar fashion. Between April 2007 and April 2008 the cost of food increased by 50% in world markets. Whilst prices have dropped since then, they have only fallen by an average of 10%, which is still well above the levels in 2000, despite the current recession. Similarly to oil, the demand for certain food groups have increased in China, India, Brazil and Russia which accounted for 80% of the rise in the last five years. Whilst these are just some of the reasons for increasing costs of living, it can be hard to allow for the things in life you really want.

So with uncertain times still ahead and significant increases in the things that we find essential, how can you save on that new car?
